Operations Manager Role:
Operations Manager is a hands on operational role not
administrative.
Responsible for a commercial retail complex, for the efficient
operation of all building systems (HVAC operations, mechanical,
electrical systems, drainage and plumbing, elevators/escalators and
security/fire/life safety); general and preventative maintenance;
tenant services; utility tracking; vendor oversight and selection,
training and supervision of competent, service-oriented engineering
staff supervision.
Ensures compliance with company engineering assumptions, culture,
preventative maintenance programs and procedures, SOPs,
Building/Fire/Health Department codes.
Operations Manager works to maintain the building complex &
property as efficiently as possible, continually looking for ways
to save energy.
Be the technically competent and knowledgeable resource in the
field of building automation, building maintenance, electrical and
plumbing, ducting, air balancing, preventative maintenance and
corrective maintenance who will lead with integrity and set a
superior example with regard to both technical skills and
interpersonal relationships.
Staffs and manages the property's engineering/maintenance
department.
Maintains a clean and safe environment for all building occupants
and visitors, including complying with all applicable codes,
regulations, governmental agency and company directives related to
building operations and work safety, and keeping meticulous records
(e.g. maintenance logs, reports and work orders).
Work cooperatively with other members of the property management
team to maintain positive relationships with tenants, owners,
vendors and co-workers.
Monitors building systems [Building Management System (BMS) and
Energy Management System (EMS), including HVAC operations,
mechanical, electrical systems, elevators/escalators and
security/fire/life plus safety drainage and plumbing] to ensure
operation of equipment is within design capabilities and achieves
environmental conditions prescribed by company, including
evaluation, testing and calibration of all systems on a regular
basis as required.
Formulates and implements a preventive maintenance program to
ensure that building machinery and systems meet or exceed their
rated life.
Ensures the proper provision or tools, equipment and supplies,
including maintaining organization inventories of same, and
ensuring OSHA compliant safety training for all equipment used by
employees.
Leads operations, hires and schedules staff, assigns work orders,
and/or provides technical and procedural training of engineers,
coworkers and subcontractors.
Oversees and inspects the work performed by engineering staff.
Determines that work is complete, equipment is fully functional and
client space is in prime working condition.
Works closely with the Project Manager and cooperates with tenants
and general contractors during capital and tenant
improvements.,
Prepares or contributes to the building's engineering department
annual budget and works with the approved budget.
Arranges for vendors and subcontractors as needed, including attain
efficient and effective service while controlling costs. Also,
oversees any construction activities and reports back to management
as required.
Responds quickly to emergency situations, summoning additional
assistance as needed.
Contribute ideas to continually improve property management
services and internal processes and provides reports, as required,
to Property Manager and company operations management.
Complete or contribute to on special projects as directed by the
Property General Manager
Attends management meetings and training as required
Any other duties as assigned by your supervisor which are necessary
for the continued operation of the company
Complete all required and assigned Health, Safety and Environment
(HSE) training at a satisfactory level,
Follow all activity policies and procedures, including all
HSE-related requirements at all times,
Participate in all HSE-related programs & activities as required,
including incident investigations, interviews, auditing, and
assessment, etc.
Report any conditions which you feel could result in an accident or
injury and / or stop work if required.
Ensure proper safety training and OSHA compliance, including Injury
& Illness Prevention Programs updates, Emergency Response Plan
updates, maintenance of Safety Data Sheets and similar
requirements
Operations Manager Background Profile:
HS diploma or GED
4-5 years as a lead on a project
Must be hands-on Operational not an Administrator
2 years' experience in a trade preferably HVAC (plumbing,
electrical, HVAC, etc.) is required
5 years' experience commercial retail property engineering
experience preferred
Previous supervisory/management experience leading a staff.
Universal CFC Certification recommended; may be required to
complete some building/operational requirements
HVAC certification helpful but not required.
Knowledge of and understanding of the use of tools needed to
perform work on electrical and mechanical systems
Ability to read and interpret documents such as safety rules,
architectural drawings, operating & maintenance instructions, and
procedure manuals
Ability to read Safety Data Sheets, hazard material labels and
instructions
Ability to learn and use Power Logic, or similar software
