Description Cushman & Wakefield is seeking an experienced Project
Manager to join our project management team leading client lab
projects. Our Lab Project Management Team is accountable for
managing the end-to-end delivery of multiple types of lab projects
across the Cushman & Wakefield managed portfolio @ Google. As a
results driven project manager, you will partner with internal and
client stakeholders to create and maintain an environment of
accountability, pro-active project management and constant
improvement through data driven decisions and planning. Clear
communication and level setting with all project stakeholders will
be an integral aspect of this role to ensure delivery of the
portfolio of projects in alignment with the individual business and
Lab Program objectives.-- Assume leadership of assigned Lab
projects as the designated subject matter expert (SME). Deliver lab
projects across a multi-building portfolio. Develop project
charters, schedules, budget, and resource requirements. Develop
proactive and creative solutions when qualifying project requests
in order to improve speed to market.-- Regularly demonstrate your
SME capabilities throughout the project life-cycle, drawing on your
experience, to guide strategy, design and delivery phases of
assigned projects. Prepare materials for and lead strategy and
approval meetings with lab stakeholders. Develop Capital Project
budgets and schedules. Develop project financial forecasts and
monthly cash flow reconciliations. Manage project scope from plan
intake through planning, execution, delivery, and close-out.
Coordinate efforts of the project team including Project Controls,
Safety, Quality Assurance/Control, Scheduling, Engineering and
other cross functional partners to ensure successful delivery of
projects. Report on the health of the project portfolio including
safety, schedule, cost, risks and quality. Identify risks and
develop mitigation strategies to ensure smooth project execution
and completion. Responsible for the commissioning process and
handover to operations leveraging on site QA/QC resources and
commissioning agents as applicable. Coordinate with the facility
technical manager to provide project planning and execution support
where needed. Maintain alignment with Google Facilities Manager(s)
responsible for the buildings located within the assigned
geographical zone. Hold regularly occurring meetings to report on
project status, risks, relocation impacts, shutdowns, crane picks,
delays, etc. Communicate with C&W's Space Management team and
Integrated Facilities Management team on a regular basis to align
and coordinate on client facing communication, strategic
coordination, and anything zone related.-- Responsible for
delivering projects in alignment with C&W's SLAs and KPIs.--
Support monthly reporting by keeping projects records up to date
and supporting ad-hoc requests as submitted. Selects and manages
project team and resources including subcontractors, consultants,
suppliers and partners through bidding and vendor selection
process. Negotiate vendor contracts and purchase orders as needed.
Regularly monitor the progress of all projects by completing site
visits, tracking procurement activities and reviewing GC weekly
reports. Conducts project meetings (including taking and sharing
minutes), tracks deliverables assigned in meetings, coordinates
project updates/reports and drawing reviews at conceptual,
schematic, design development and construction phases of project.
Reviews and approves requisitions, change orders and invoices
associated with projects. Oversees document preparation and
completion (e.g. contracts, close-outs, punch lists, etc.). Adheres
to Google and C&W policies and procedures, obtains necessary
approvals, understands local permitting processes and works with
local building officials to obtain permits, approvals and final
acceptance. Value engineering based on Google BOD, scope of work
and solid understanding of industry benchmarking. Continually seek
and capitalize upon opportunities to increase customer satisfaction
and deepen client relationships. Recommends and assists with
internal program and process improvements. Manage day-to-day client
interactions and expectations. REQUIREMENTS Excellent oral and
written communication skills, including presentation skills.
Excellent leadership and supervisory skills. Experience working
with various size, technically challenging projects in a R&D
environment.-- Adjusts quickly to changing priorities and
conditions. Thrives in a complex and changing environment.-- Thinks
critically and creatively about how to regularly improve processes
and operations. Advanced understanding of MEPFP design and
construction processes applicable to lab environments. Bachelor's
Degree in Construction Management, Architecture, Engineering or a
related discipline preferred or any similar combination of
education and experience 5-7 years of project or construction
management experience 3+ years experience with managing technical
lab projects of varying size and complexity Certifications
preferred - PE, AIA, LEED, or CMAA PMP certification or ability to
pursue Solid understanding of the construction industry,
terminology, codes, documentation, and design disciplines Strong
knowledge of Google Suite Proficiency with project management tools
- Procore, Clarizen, Bluebeam, Plangrid, Salesforce Willing/able to
travel Detail oriented and thorough Proven record of providing
excellent internal and external customer service PHYSICAL
REQUIREMENTS Involves work of a general office nature; typically
includes extended periods of sitting and/or operation of a computer
for up to 8 hours a day Involves climbing roof ladders periodically
May involve periods of standing, such as operating at a
copier/fax/scanner Regularly required to talk, hear, and use hands
and fingers to write and type Ability to speak clearly so others
can understand you Ability to read and understand information and
ideas presented orally and in writing Ability to communicate
information and ideas in writing and orally so others will
understand Regularly required to utilize vision abilities, allowing
reading of printed material, graphics, and computer displays
